Het licht verandert, de begroeiing evolueert… en ook de manier waarop we naar een woning kijken. Bij Eventimmo evolueert de fotoreportage mee met de verkoop en de seizoenen.

\n","de":"","public":true},"fullText":{"nl":"Een woning te koop zetten betekent niet dat je een advertentie publiceert en vervolgens afwacht. Ook de presentatie verdient het om mee te evolueren. Bij Eventimmo staan de najaarsreportages al op de planning.
\n\n\n\n
De foto, de eerste kennismaking met een woning
\n\nVoor een koper de beschrijving leest, de plannen bekijkt of contact opneemt met het vastgoedkantoor, kijkt hij eerst.
\n\nVaak op zijn smartphone, tussen 2 advertenties door, vormt hij zich in enkele seconden een eerste indruk: spreekt deze woning hem aan? Ziet hij zichzelf in deze woonkamer? Nodigt deze tuin uit om meer te ontdekken?
\n\nDaarom verdient een fotoreportage zoveel aandacht. Foto’s dienen niet alleen om een advertentie te vullen. Ze moeten helpen om de ruimtes te begrijpen, de kwaliteiten van de woning te ontdekken en zich een bezoek te kunnen voorstellen.
\n\nOm die rol te vervullen, moeten ze wel blijven aansluiten bij de realiteit van de woning op het moment dat ze te koop wordt aangeboden.
\n\n\n\n
Wanneer het seizoen verandert, verandert ook het beeld van de woning
\n\nEen mooie foto blijft niet noodzakelijk het hele jaar de juiste foto.
\n\nEen reportage die in februari werd gemaakt, kan perfect geslaagd zijn en toch in september geen recht meer doen aan de woning. Intussen is de tuin veranderd, staan de bomen opnieuw in blad en maakt het terras weer volop deel uit van het dagelijkse leven.
\n\nOmgekeerd stemmen foto’s van een gazon vol dode bladeren en kale bomen in het voorjaar niet meer helemaal overeen met wat een kandidaat-koper tijdens een bezoek zal ontdekken.
\n\nDat verschil kan ook een moeilijk meetbare indruk wekken. Zonder bewust te proberen de foto’s te dateren, kan een kandidaat-koper het gevoel krijgen dat hij een oude advertentie bekijkt of een woning die al lange tijd op de markt staat.
\n\nTerwijl die woning nog altijd perfect aan zijn zoekcriteria kan beantwoorden.
\n\nHet zou jammer zijn als een foto die niet langer representatief is, hem ervan weerhoudt verder te kijken.
\n\n\n\n
Onze najaarsreportages staan al op de planning
\n\nWe zijn half september en bij Eventimmo bereiden we de volgende fotoshoots al voor.
\n\nDe komende weken zal het licht veranderen en zal ook de begroeiing geleidelijk evolueren. Zodra de eerste herfstkleuren verschijnen, fotograferen we opnieuw de woningen waarvoor dat een echte meerwaarde biedt in de presentatie.
\n\nHet is uiteraard niet de bedoeling exact dezelfde foto opnieuw te maken, alleen met wat extra gele bladeren.
\n\nEen nieuw seizoen kan ook uitnodigen om met een andere blik naar de woning te kijken.
\n\nSoms is het beter om een ander tijdstip te kiezen, de kadrering aan te passen of een standpunt te gebruiken dat intussen interessanter is geworden. Wanneer grote raampartijen uitkijken op de tuin, maakt de buitenruimte zelfs integraal deel uit van de beleving van de kamer.
\n\nOok dat behoort tot het werk van de fotograaf: veranderingen observeren en zijn blik eraan aanpassen.
\n\n\n\n
Ook een tuin zonder bladeren heeft iets te vertellen
\n\nWaarom zou je in de winter een buitenruimte fotograferen wanneer die minder groen oogt?
\n\nOmdat begroeiing niet alles vertelt.
\n\nWanneer de bomen kaal zijn, worden andere kwaliteiten beter zichtbaar: de diepte en indeling van het perceel, de perspectieven vanuit de woning en de verbinding tussen terras en tuin.
\n\nWat voordien gedeeltelijk achter het bladerdek verborgen zat, wordt op een andere manier zichtbaar.
\n\nHet is niet onze taak om ervan uit te gaan dat een woning alleen gefotografeerd moet worden wanneer ze door bloemen wordt omringd. Het gaat erom te begrijpen wat een woning bijzonder maakt en dat op het juiste moment zo correct mogelijk in beeld te brengen.
\n\nDezelfde logica geldt aan het einde van de winter en bij de overgang van de lente naar de zomer. Wanneer de begroeiing terugkeert, kunnen ook de beelden mee evolueren.
\n\nDe fotoreportage begeleidt de verkoop. Ze staat niet stil vanaf de dag waarop de verkoopopdracht wordt ondertekend.
\n\n\n\n
Opvolging dankzij onze eigen fotograaf
\n\nDie aandacht is ook mogelijk dankzij een bijzondere keuze binnen Eventimmo: we hebben een eigen fotograaf in dienst, die dit voltijds doet.
\n\nZijn opdracht stopt niet bij de oplevering van de eerste fotoreportage.
\n\nHij kent de woningen die we te koop aanbieden, weet wanneer de foto’s werden gemaakt en kan bepalen voor welke panden een actualisering van de presentatie zinvol is.
\n\nDankzij die continuïteit kunnen we nieuwe fotoshoots anticiperen op basis van het seizoen, het licht en de evolutie van de woning, zonder telkens een nieuwe externe interventie te moeten organiseren.
\n\nVoor de eigenaar betekent dit vooral 1 ding: ook na de publicatie blijft zijn woning onze aandacht krijgen.
\n\n\n\n
Een woning te koop zetten is niet publiceren en vervolgens afwachten
\n\nGoede foto’s vervangen uiteraard geen correcte prijszetting, een goed voorbereid dossier of een professionele begeleiding van kandidaat-kopers.
\n\nZe maken deel uit van het geheel.
\n\nWanneer een eigenaar ons zijn woning toevertrouwt, vertrouwt hij ons ook een project toe. Hij mag verwachten dat we de verkoop gedurende de volgende weken met dezelfde aandacht blijven opvolgen als bij de lancering.
\n\nVoor mij is dat eenvoudigweg een kwestie van professionele verantwoordelijkheid.
\n\n“Een woning die je verdedigt, toon je op haar best, in het seizoen waarin ze wordt verkocht. Niet zoals ze er 6 maanden geleden uitzag.”

Avant de lire le descriptif, de consulter les plans ou de contacter l’agence, l’acheteur regarde.
\n\nSouvent sur son téléphone, entre 2 annonces, il se fait une première impression en quelques secondes : cette maison lui plaît-elle ? Se verrait-il dans ce séjour ? Ce jardin lui donne-t-il envie d’en découvrir davantage ?
\n\nC’est pourquoi un reportage photo mérite autant d’attention. Il ne sert pas simplement à remplir une annonce. Il doit permettre de comprendre les lieux, d’en percevoir les qualités et de se projeter dans une visite.
\n\nMais pour remplir ce rôle, encore faut-il qu’il reste en phase avec la réalité du bien au moment où celui-ci est proposé à la vente.
\n\n\n\n
Une belle photo ne reste pas forcément la bonne photo toute l’année.
\n\nUn reportage réalisé en février peut être parfaitement réussi et pourtant ne plus rendre justice à une maison en septembre. Entre-temps, le jardin s’est transformé, les arbres ont retrouvé leur feuillage et la terrasse a repris sa place dans la vie quotidienne.
\n\nÀ l’inverse, au printemps, des photos montrant une pelouse couverte de feuilles mortes et des arbres dépouillés ne correspondent plus vraiment à ce que l’acheteur découvrira lors de sa visite.
\n\nCe décalage peut aussi créer une impression difficile à mesurer. Sans nécessairement chercher à dater les photos, un candidat acquéreur peut avoir le sentiment de revoir une annonce ancienne ou un bien présent sur le marché depuis longtemps.
\n\nOr, la maison peut toujours correspondre parfaitement à sa recherche.
\n\nCe serait dommage qu’une image devenue moins représentative l’empêche d’aller plus loin.
\n\n\n\n
Nous sommes à la mi-septembre et, chez Eventimmo, nous préparons déjà les prochaines prises de vue.
\n\nDans les semaines qui viennent, la lumière va évoluer et la végétation changer progressivement. Lorsque les premières couleurs d’automne apparaîtront, nous repasserons photographier les biens pour lesquels cela apporte une réelle valeur à la présentation.
\n\nL’objectif n’est évidemment pas de refaire exactement la même photo avec quelques feuilles jaunes en plus.
\n\nUne nouvelle saison peut aussi inviter à regarder le bien autrement.
\n\nIl faut parfois choisir une autre heure, modifier un cadrage ou privilégier un point de vue devenu plus intéressant. Lorsque de grandes baies vitrées donnent sur un jardin, l’extérieur fait même partie intégrante de la perception de la pièce.
\n\nLe travail du photographe consiste aussi à observer ces changements et à adapter son regard.
\n\n\n\n
L’hiver venu, pourquoi photographier un extérieur lorsqu’il paraît moins verdoyant ?
\n\nParce que la végétation ne raconte pas tout.
\n\nLorsque les arbres sont dépouillés, d’autres qualités deviennent plus lisibles : la profondeur du terrain, son organisation, les perspectives depuis la maison ou encore le lien entre la terrasse et le jardin.
\n\nCe qui était en partie dissimulé par le feuillage apparaît autrement.
\n\nNotre métier n’est pas de considérer qu’un bien ne mérite d’être photographié que lorsqu’il est entouré de fleurs. Il consiste à comprendre ce qui fait son intérêt et à le montrer avec justesse au moment où il est vendu.
\n\nLa même logique s’applique à la sortie de l’hiver, puis au passage du printemps vers l’été. Lorsque la végétation reprend sa place, les images peuvent elles aussi évoluer.
\n\nLe reportage accompagne la vente. Il n’est pas figé au jour de la signature du mandat.
\n\n\n\n
Cette attention repose aussi sur une organisation particulière chez Eventimmo : nous disposons d’un photographe en interne, dont c’est le métier à temps plein.
\n\nSa mission ne s’arrête pas à la livraison du premier reportage.
\n\nIl connaît les biens que nous commercialisons, sait quand les photos ont été réalisées et peut identifier ceux dont la présentation mérite d’être actualisée.
\n\nCette continuité nous permet d’anticiper de nouvelles prises de vue en fonction des saisons, de la lumière et de l’évolution du bien, sans devoir organiser une nouvelle intervention extérieure à chaque fois.
\n\nPour le propriétaire, cela signifie surtout une chose : son bien continue de recevoir de l’attention après sa mise en ligne.
\n\n\n\n
De bonnes photos ne remplacent évidemment ni un prix cohérent, ni un dossier bien préparé, ni un accompagnement sérieux des acquéreurs.
\n\nElles font partie d’un ensemble.
\n\nLorsqu’un propriétaire nous confie son bien, il nous confie aussi un projet. Il est en droit d’attendre que nous suivions sa vente avec la même attention au fil des semaines qu’au moment de son lancement.
\n\nPour moi, c’est simplement une question de conscience professionnelle.

Photography: the first encounter with a property
\n\nBefore reading the description, looking at the floor plans or contacting the agency, buyers look.
\n\nOften on their phone, moving between 2 listings, they form a first impression in a matter of seconds: do they like this house? Can they picture themselves in this living room? Does this garden make them want to discover more?
\n\nThat is why property photography deserves so much attention. It isn’t simply there to fill a listing. It should help buyers understand the space, appreciate its qualities and imagine themselves visiting the property.
\n\nBut to fulfil that role, the photography needs to remain consistent with the reality of the property at the time it is being offered for sale.
\n\n\n\n
When the season changes, so does the image of the property
\n\nA beautiful photo isn’t necessarily the right photo all year round.
\n\nA photoshoot carried out in February can be perfectly successful and yet no longer do a house justice in September. In the meantime, the garden has changed, the trees are back in leaf and the terrace has once again become part of everyday life.
\n\nConversely, in spring, photos showing a lawn covered in dead leaves and bare trees no longer quite reflect what a prospective buyer will discover during a viewing.
\n\nThis mismatch can also create a subtle impression that is difficult to measure. Without consciously trying to date the photographs, a prospective buyer may feel they are looking at an old listing or a property that has been on the market for a long time.
\n\nYet the house may still be exactly what they are looking for.
\n\nIt would be a shame if an image that is no longer representative stopped them from looking any further.
\n\n\n\n
Our autumn photoshoots are already being planned
\n\nIt’s mid-September and at Eventimmo we are already preparing our next photoshoots.
\n\nOver the coming weeks, the light will change and the vegetation will gradually evolve. When the first autumn colours appear, we will return to photograph the properties where doing so brings real value to their presentation.
\n\nThe aim, of course, isn’t simply to recreate exactly the same photograph with a few extra yellow leaves.
\n\nA new season can also invite us to look at a property differently.
\n\nSometimes that means choosing a different time of day, changing the framing or selecting a viewpoint that has become more interesting. When large windows overlook a garden, the outside space can even become an integral part of how the room itself is perceived.
\n\nPart of the photographer’s job is to observe these changes and adapt the way the property is presented.
\n\n\n\n
Even a garden without leaves has something to reveal
\n\nWhy photograph an outdoor space in winter, when it may look less green?
\n\nBecause vegetation doesn’t tell the whole story.
\n\nWhen the trees are bare, other qualities become easier to see: the depth and layout of the plot, the views from the house and the relationship between the terrace and the garden.
\n\nWhat was partly hidden by foliage can suddenly be seen differently.
\n\nOur job isn’t to assume that a property is only worth photographing when it is surrounded by flowers. It is to understand what makes it appealing and present those qualities accurately at the time it is being sold.
\n\nThe same principle applies as winter comes to an end and again as spring turns into summer. As the vegetation returns, the images can evolve with it.
\n\nThe photography accompanies the sale. It isn’t frozen on the day the sales mandate is signed.
\n\n\n\n
Ongoing attention, made possible by our in-house photographer
\n\nThis approach is also possible because of a particular choice we have made at Eventimmo: we have our own full-time in-house photographer.
\n\nHis role doesn’t end when the first set of photographs is delivered.
\n\nHe knows the properties we are marketing, knows when they were photographed and can identify those whose presentation would benefit from being refreshed.
\n\nThat continuity allows us to anticipate new photoshoots according to the season, the light and the evolution of the property, without having to arrange a new external intervention each time.
\n\nFor the owner, above all, it means 1 thing: their property continues to receive attention after the listing goes live.
\n\n\n\n
Putting a property on the market isn’t simply publishing a listing and waiting
\n\nGood photography obviously doesn’t replace appropriate pricing, a well-prepared file or professional follow-up with prospective buyers.
\n\nIt is part of the whole.
\n\nWhen an owner entrusts us with a property, they are also entrusting us with a project. They have every right to expect us to give their sale the same attention throughout the following weeks as we did when it first came to market.
\n\nFor me, it is simply a matter of professional responsibility.
